No matter how nice your home is, your behavior can also affect a Buyers first impression of your home and how they feel about making an offer.
Here are the unwritten etiquette rules sellers should follow to show their home—and themselves—in the best possible light.
The house should be squeaky clean & presentable, with all the lights on and smooth jazz playing in the background. This means that the beds are made, dishes out of the sink, laundry folded and out of sight, carpets vacuumed, kitchen & bathroom counter-tops cleaned off, yards picked up (especially if you have pets), and the front of the house curb appeal in full its full glory.
Buyers don't feel as comfortable when the owner is at the home during a showing or an Open House watching their every move. Get out of their way so that they can start to picture themselves living there instead of being spied on. Go to Starbucks for a cup of coffee.
Pets need to be removed too. Yes its there home and they are part of the family but not everyone likes pets and your potential buyer may have allergies. Plus, buyers may not be in the market for a run-in with an animal they don't know.
Kenneling your dog in the house or garage is not ideal either. Dogs are possessive and no one wants a constant barking dog while viewing a home. A guraunteed show stopper.
And NEVER rely on a realtor to keep doors closed and cats in the home. It flat out does not work and will impact showings and increase stress levels.
No one likes parking issues. Make it easy for visitors to park and view your home. Don't risk the potential buyer skipping your home because they have to walk a 1/2 block to get to your home. This is a bad start to any showing. Why risk it?
Chances are your agent has uploaded critical documents such as the home inspection report, Seller Disclosure, previous appraisal, home warranty, monthly bill information—gas, oil, electric—and proof of any major repairs to the MLS for all agents to access. It doesn't hurt to have extra copies of these documents available and in an easy-to-find spot at your home too. It may facilitate an offer that much faster if they can find answers quickly and in writing.
Putting out a few small bottled waters along with some light, easy grab-and-go sort of refreshments cookies can enhance the potential buyers experience in your home.
It is reasonable to ask for feedback from your Realtor after the showing, but understand it may take a day or two for the buyer's agent to respond.
If your agent has some suggestions for improvements that may help sell the home faster, take them to heart but don't take them personally.
Don't shoot the messenger. Keep emotions out and listen to what a licensed, trained, professional has to say about the house. Your agent has your best interests at heart too.
